Can I add a basement to my house?
Technically it is possible for most properties to add in a basement extension. The simplest way is if you are a new build, as this can be added in at the design stage. The most expensive version of a basement extension is a retro fit into your existing home. The costs can often out way any value you might see at the point of sale. This isn’t the case in central London, space is at a premium and so almost all basement extensions should be financially viable.

Do I need planning permission for a basement extension?
Most basement extensions will be considered permissive development but we would recommend you applied for a Lawful Development Certificate. Do I need an architect for a loft conversion?
Not all loft conversions require architectural drawings, but there are some that do. If you are considering a Hip to Gable, a Mansard or a flat roof dormer, these will require planning as they are changing the exterior appearance of your home and will come under stricter planning scrutiny.

Will you provide a free estimate of costs?
We can provide you with a free estimate at the beginning of our discussions, this will give you an idea of the project size and cost and if we are somewhere close to your budget. Once we have got through that first stage we will create you a comprehensive quotation, based on the works in your specification or what your architect is recommending. With our bathrooms and kitchens, we can work with our suppliers to give you the best price for a multi-functional space and include the labour separately.

How will you minimize disruption to me and my neighbours during the building project?
We create a detailed schedule for all the works due to be carried out during your Dream House Extension or Refurbishment. This will include any times there will be additional disruption to you or your neighbours. We will liaise with you and if you require us to, directly with your neighbours, keeping them informed throughout the project. We pride ourselves on our communication and project management, keeping the works on time and with the minimal disturbance to you and your neighbours.
